Description

Designed by celebrated Austin architect Sinclair Black, this distinctive 2-bedroom, 2.5-bath residence sits within Kinney Mues, a private, park-like enclave of just 16 individually designed homes—a rare architectural offering in the heart of 78704. Black’s signature craftsmanship is evident throughout: exposed wood beams, stone walls, wood-planked ceilings, stained concrete floors, custom doors & trim, European reclaimed elements, & abundant natural light. The main level features an open floorplan & chef’s kitchen appointed with a farmhouse sink, granite counters, custom cabinetry, large pantry, & Thermador 6-burner professional range. French doors open to a private courtyard, creating seamless indoor–outdoor living. Upstairs, the private primary suite feels like a treehouse retreat, offering vaulted beam ceilings, a fireplace, a balcony, & serene wooded views. The spa-like bath includes honed travertine finishes, frameless shower, luxurious soaking tub, & generous walk-in closet. The secondary bedroom & bath are equally well-crafted, with high-quality finishes & ample storage. A Brazilian cherrywood office/flex space, second-level utility area, & huge climate-controlled walk-in storage room add exceptional functionality. Outdoors, the walled-in courtyard provides a fabulous entertaining space rarely found at this size or price point. Mature trees surround the property, including a magnificent centuries-old oak anchoring the front of the home. With only 1 adjacent neighbor, privacy feels effortless. Located in one of Austin’s most walkable pockets of 78704, just moments from S Lamar favorites including Loro, Patika, Merit Coffee, Matt’s El Rancho, AGBG, & more. Minutes from Zilker Park, S Congress, & close enough to see & hear downtown fireworks & music from ACL music festival. This is not a typical South Austin property—it’s a true piece of Austin architecture, blending modern livability with antique-inspired character, exceptional materials, & timeless design.
